Hello Members and Friends,

The New Year is starting out as busy as last year so let’s get right to it.

This year’s Meet the Candidate Forum, originally scheduled for Feb. 19 has been moved forward to Feb. 10, 2004 at 7 pm at Bear Branch Junior High School commons area/cafeteria. Please invite your friends and neighbors (who might not get this mailing). Everyone’s welcome. Candidates will have a few minutes to speak and, if time allows, there will be a short question and answer period with written questions collected from the audience. There will be time after the forum to meet and speak individually to the candidates.

FYI: From the Montgomery County Communities Association: David Regenbaum, Co-Founder, CEO, and President of Association Management, Inc. (AMI) will be the guest speaker at the Montgomery County Communities Association (MCCA) monthly meeting, on Monday, January 19, 2004, 7 p.m., at the Greater Conroe/Lake Conroe Chamber of Commerce Building, 505 West Davis St. in Conroe. Mr. Regenbaum will speak on How to Run Effective Homeowners Association meetings."

ALERT: from Eileen Montgomery in Cimarron Country: "A resident is trying to sell the front 2 acres of his 5 acre tract, and it is being marketed as prime commercial property. The property is in a residential subdivision, Sendera Farms, at the entrance to Cimarron Country. Sendera Farms is a deed restricted community, prohibiting residents from turning their property into commercial property for  business purpose.

"According to an ad in the Tribune, Barbara Gardner of Olde Homestead Properties of Texas has listed 2 acres of the property at the corner of 1488 and Cimarron Way. The phone number to Olde Homestead Properties is 281-356-8470. This is just a note to let everyone know what is going on in our neighborhoods!"

FM 1488: Things are moving forward with the widening of FM 1488. Commissioner Doyal says a company has been hired to begin acquiring the right-of-way properties for the widening. With luck, work should begin this year between State Highway 242 and FM 2978.

Drainage is a big issue in Montgomery County. To that end, the E. 1488 Community Association is bringing together knowledgeable people from all our member subdivisions (and an non-members who wish to get involved in the project) to discuss our problems/successes in early March. County Engineer Dan Wilds has agreed to assist in the discussions. Please make sure your subdivision is represented.

Work is progressing well on a booklet that will provide guidance on what to look for when buying property ( to build a home on) in Montgomery County. Written by Glenn Buckley from Montgomery Trace, it offers common sense suggestions on everything from checking the developers financial capabilities to where to find out if the proper permits have been issued to what to look for in the Covenants (deed restrictions).
